I live in Tacoma and I love this city.  Nothing would make me happier than seeing that kind of appreciation.  Regardless of how much stock you put in the Case-Shiller Index, it’s great to see good things said about Tacoma.  Go back and look, I didn’t see the word “Seattle” anywhere in that article…

This loft at Cliff Street is a really great deal.  It was just listed by Foreclosure Specialist Pamela Vanderlinda at Parkside Realty.

At 980+ square feet, It has 16 foot high open beam ceilings, big tall windows that look over the port & Mt Rainier, and exposed brick walls. It’s basically everyone’s big hip urban loft fantasy come true.  Not only that, going FHA, your payment including Homeowners Dues, Mortgage Insurance, Taxes, etc would be around $1200/month. This might sound a little strange, but sometimes I get a little attached to certain properties.  That happened with Unit #401 at Cliff Street Lofts.  A 1 Bedroom, 1 Bath Loft with 14 Foot Ceilings.  

What I loved most was that it was on the corner, shaped like and “L”  so there was TONS of light and a really open feel.   The angle meant you had a view of both the port AND the mountain.  I showed it a few times but did not have a client that clicked with it the way I did.

It sold for $174,000 and closed today.  I hope the new buyer loves it as much as I did! Pictures after the jump.

What I did Today: A Trip to Marcato at 1501 Tacoma Ave

One of my favorite parts of being a Realtor is Previewing.  Previewing is just visiting homes and condos for sale keeping an eye out for bargains for your buyer clients, and building your knowledge of your market.   I took a trip to Marcato at 1501 Tacoma Avenue.  I had been there before, but I realised it had been about a year and a half and it was time to check them out again.  I’m glad I did!

I thought it might be interesting to take a look at two ends of the sold spectrum in the City if Tacoma.  I ran a search for homes that had SOLD for over $1,000,000 since January 1st, 2008.

 This house was on Ventura Drive in Narrows area.  It has 4 Bedrooms, 3.5 Bathrooms, and 5,240 Square Feet.  It has an inground pool with some pretty amazing views of the water, and an outdoor kitchen.
