Clover Creek Condos
Ok, so these aren’t in Downtown Tacoma- but they are exactly 10 minutes commute from Downtown Tacoma. If you work at McChord and are looking for something that’s close to work and not too far from civilization call your Realtor, (or call me!) and check these out. They range from $164,900-$169,900- which puts your monthly payment going VA at about $1,200/mo with everything- even insurance.

Allenmore Ridge Condos in Tacoma
I visited this foreclosure a few months ago with a buyer of mine who had been looking at another unit in the building. At the time, the other unit was priced lower than anything had been at Allenmore Ridge, at $225,000.
This unit was priced at $185,000, but they reduced it to $160,000 $129,000. The building doesn’t go FHA, so you have to have 20% down. That would put your payment (including HOA dues) around $1200/month with taxes, insurance, etc. HOA dues here include landscaping, earthquake insurance, Water, Sewer, and Garbage.
I love that it’s huge (1551 sq ft), with a great view of the golf course. Also, it has more storage than any condo I’ve ever seen.
The condo is listed with Robert Tourney at Remax.
UPDATE: Price has been reduced to $129,000 due to the reasons stated in the comments below- this has probably gotta be paid for with cash, folks.

This loft at Cliff Street is a really great deal. It was just listed by Foreclosure Specialist Pamela Vanderlinda at Parkside Realty.
At 980+ square feet, It has 16 foot high open beam ceilings, big tall windows that look over the port & Mt Rainier, and exposed brick walls. It’s basically everyone’s big hip urban loft fantasy come true. Not only that, going FHA, your payment including Homeowners Dues, Mortgage Insurance, Taxes, etc would be around $1200/month. With the huge number of condos on the market right now, it’s always worth paying attention to the ones that sell. This Studio Loft at Cliff Street Lofts on 1120 Cliff Ave Downtown was a bank owned foreclosure. It was listed for $131,900 and sold for $131,000.
It has a great view of the Mountain and the City. It’s a studio, with super high ceilings and an open modern kitchen with newer appliances.

Yesterday through the magic of technology I found out that I have looked at 169 houses in the past 6 months. That’s a lot of houses! Since the majority of my buyers right now are looking for houses under $200,000, the majority of those houses were Foreclosed Homes, owned by a bank.
Some of these houses are in terrible shape. I’ve seen missing windows, spoiled flooring, smells that rivaled any horrible smell I’d ever smelled in my life, etc. Others houses simply needed someone to move in and love them.
Because they are usually sold at rock bottom prices, it’s in every seller and homeowners best interest to have as few of these homes on the market as possible. If you or someone you know would like a list of foreclosed houses or condos in any particular area, let me know, I’d be happy to email them to you.

The Elmwood is located on 10th & Yakima in Stadium. It’s a beautiful street surrounded by big houses and zillion dollar views. It just dropped under 200k.
