Downtown gets all the attention, but 98405 has been a real workout this year, churning out lots of affordable sales.
In 2008 there were 225 houses that sold in 98405. They ranged in price from $55,300 – $469,000. The average sale price was $212,731, 3 bedrooms with 1,586 square feet. Currently, there are 135 houses listed in 98405. They are priced from $89,900 – $448,000.
As for condos, there were 30 sold in 2008 in 98405. They ranged in price from $119,950 – $315,000. The majority were in the McCarver Neighborhood above the UWT, at City Steps & Bella View. The average sale price of a condo in 98405 was $219,990, 2 Bedrooms, 1,113 square feet. Here is the breakdown by condo building:

Bella View Townhomes: 6 Sold (sold out)
27th Street Station: 6 Sold
12 St Condominiums: 3 Sold

NOTE: Metro City Homes & McCarver Village both chose to list their townhomes in “Residential” instead of Condo, so their data was lumped in with the houses. MCH sold 9 and McCarver sold 3.
There are currently 43 condos listed in 98405 ranging from $125,000-$545,000. The average listed price of condos in 98405 is $326,773 for 2 bedrooms, 1266 square feet. Color me dramatic but that is a $110,000 GAP between what the market is saying and what sellers are asking.
In contrast, the average price of currently listed houses in 98405 is $216,590. Only a few thousand dollars over the sold average. Home sellers in 98405 seem to have their fingers on the pulse a bit more than the condo sellers at the moment.
